Builder's Compliance Inspections (Ten Year Warranty Programs)

Inspection Stages

1a.       Foundation Pier – Please provide a couple of days advance notice to schedule pier inspections.  Confirm on the morning that crews are onsite and drilling.

1b.       Plumbing Ground – Building drains in place with open trench.

1c.       Foundation – All beams dug, wrapped and reinforcement in place.  Foundation plans with beam detail shall be left in a conspicuous location on site.

2a.       Framing (Dried-in) – All 2” framing including bracing, cornice and decking complete, with windows and doors in place but before mechanical trades begin.

2b.       Mechanical – All plumbing, mechanical and electrical rough-ins are complete, prior to insulation.  OK to polyseal.

or 2.    Framing & Mechanical – Combination inspection of Framing and Mechanical.

3.         Energy Code – Prescriptive Approach based on ESL at http://eslsb5.tamu.edu once insulation is in place, prior to sheetrock.  For REScheck program, I need a set of plans a couple of weeks before the Frame Inspection so that I can perform the envelope take-off.  At Final, confirm condensing units & other items.

4a.       Final – Home is substantially complete with all final connections completed.  Carpeting, front door and touch-ups do not need to be complete.
4b.       Final Grade – CompuLevel measurement of the slab at framing stage (provide an 8.5”x11” floor plan so that measurements can be recorded) and four exterior corner measurements at final inspection with photos showing front and rear elevations.  Required by HOME.


Fee

The base fee is $75 for Foundation Inspections for homes up to 5,000 sf of covered area with an additional $10 per thousand sf for homes over 5,000 sf for homes and $150 for Frame/MEP and Final Inspections for homes up to 5,000 sf of covered area with an additional $20 per thousand sf for homes over 5,000 sf for homes in West Montgomery County.  Mileage is charged at the IRS standard begining at the County line or IH-45 for inspections outside of West Montgomery County.  Re-inspections are charged as an additional inspection.  Occupied Finals require an appointment with the builder & are charged triple fee.


Inspection Requests Provide 24 hour notice; the deadline for following business day requests is Noon.  In other words, the later in the day you call, the lower are your chances of getting an inspection the following day.
e-mailed requests to rhanna@rickhanna.com – I now have a computer mounted in the truck, so I prefer e-mail requests as I can reply to them between inspections.
Voicemail requests to 888-479-1112 are converted to .wav and forwarded to my computer.
Fax requests to 888-479-1112 are converted to .jpg files and forwarded to my computer.

Reports

Foundation reports are tied to a stake or plumbing pipe in a plastic sack; Frame and Energy reports are left in front porch light switch box; and Final reports are left in kitchen next to sink or in a kitchen drawer.  Originals are submitted with invoices.
